Bro, do you even lift? Here's something we're not talking about, bedtime at BMT. Lights out is at like 9pm (that I remember), so they do want you to get your beauty sleep in. 9pm-5am = 8 hours. Seriously, stop freaking out. You'll get there, get a shaved head, PT like mad, KP duty, and graduate. Then you'll look back at BMT and say, "that's it? I can do that shizzle again."

sorry brah we only have 1 maybe two officers ITT, don't remember if he was ROTC or OTS.
There's really no debate. It's the easiest way to commission, and it all comes down to if you truly want to be an Air Force officer.. I know a couple of people in ROTC and they love it. Maybe because they aren't getting **** on, on the flightline anymore though lol.

No new gym, and as far as the trips off base, you have to have a blue badge. Long story short, they put us at the end of the list to get blue badges, and continued to bump us to the end because other units have "Priority", so we never got them. I am just ready to get back to Oki, been here 6 months, almost finished.

I never did a single EC shift til the last week of basic. I told the guy in charge of making EC shifts that it was in his best interest not to put me or anyone on my laundry crew on for any shifts. I was laundry crew chief obviously.
everyone ITT is gonna be jelly as **** if what my crew was just told comes true. I'm keeping my mouth shut til it happens though. not gonna chance jinxing this sh!t

Your insurance should drop a ton while it's in storage. No need to bring cold weather anything with you, should be starting to warm up where ever you're going. Bring plenty of toiletries if you're picky about what you use. Chances are the bx/shopette will be out of whatever you want. All your bills good to go? PoAs? Wills?

All MOPP gear is washable, but I'd be careful if you're washing the old BDO. Take that to a laundromat or something. The J-list should be fine at home, they're not too messy.
Recommend a cold/cold wash and a tumble dry. There should be instructions on the tags, though.3D072 - Cyber Systems Operations

I have always wanted to own real estate for a long term investment, so I started when I first joined on the savings.
I think that it's very smart to buy at every base you go to; pay your own mortgage, not someone elses.
There are somethings to keep in mind though........
First off, you have to know your goals.
Some people want to buy and sell the house as they go base to base. Making a profit off of every buy
Others (like me) want to buy one at every base and rent it once they leave.
Lastly we have the people who buy because they want to end/retire there.
So now, let's say you PCS into a base. Let's say Eglin AFB just to have an example.
From the get go, unless extreme circumstances arise, you will be there a MINIMUM or 2 years before you are eligible to PCS again.
So now it's time to pick your plan. Are you married, do you have friends there, do you want to stay there long or get out asap.
Now you take a look at BAH. You always want to fall under your BAH and not pay out of pocket. You need to figure out the amount that you can afford monthly ESCROW payments on. This includes taxes, insurance and the mortgage itself.
Let's say you figure out you can afford a 175k house easyily enough. (You get a 1000 BAH monthly allowence and your escrow payments are 850. Not real life numbers)
Now you go searching for the perfect house. You have so many things you need to keep in mind. Surrounding area, school zone, how close to the base, how easy can you rent it, what are going rates for rentals near you. (If renting it out after is the route you want to go, you need to remember this. When you leave you will need a property manager. They take 10% to do this. So let's say you find out you can rent your house out for $1200. The property manager will get $120 and you will have $1080 left over. This pays your $850 escrow and leaves you with left over liquid to either spend or pay down your principle even faster.)
So now you find the perfect house, get approved for the loan and decide to buy. Here comes the next decision....
We have the VA loan which is a great benefit to use, but you have to use it right. It gives you the chance to buy the house, zero down and low closing costs.
THIS IS SOMETHING I WOULD RECOMMEND FOR SOMEONE WHO PLANS TO STAY THERE FOR A WHILE. People who use the VA forget one important key. If you put zero down, it's going to take longer to start getting equity into the house. This is a complete random number, but not too insane. They say it's around 2 years of paying your mortgage til you start getting equity into your house. So what I am saying with this is.... if you plan on being at a place for only two years, put zero down, don't get any equity into it, then you will be paying at the end of that mortgage to get out from it when you sell. Make sense?
If you have more time then that, then there is less of an issue.
Now, if you do use the VA and have some money to put down, then that helps with the timeline.
There are so many things that go into play for the base too....
How big is the base/any other bases near you?/ plans for the future.... etc?
Hurby and eglin are so friggen close. I would buy a property in the middle of those in a heart beat, no issue renting it out.
I just got to Cannon.... the base with the biggest spending budget over the next 5 years.... the base is growing, the local area is growing, money is flowing in.
I bought a brand new house in a brand new neighborhood.... all military, great school zone. I hit the bottom of the interest rates on mortgage loans. I got a 3% interest rate on a 30 year loan. I have yet to meet someone with a lower one. I paid a great price for my house and also PLAN TO BE HERE FOR AT least 3-4 years minimum.
I could go on forever on how great of a deal I got.... two houses already sold after I bought mine, same neighborhood, same sq footage AND 3 years older than mine and they sold 17k more than I paid. I could sell mine RIGHT NOW and bank, but I wont.
I feel like I typed too long and may have forgot something, but if you have any questions please let me know. Granted, not everything always goes well. That's why I say, no your goals and you will be fine.
