A paid off house is a solid investment presuming you anticipate it will appreciate in value, and the property taxes / HOA aren't obscene.
If you have no rent/mortgage, and no other debts as well, you could get through your month-to-month for probably less than $1k/mo srs. This means even having only an extra $200k somewhere would imply basically 16+ years of CoL covered (not including inflation, not including your $200k hopefully making money in the market, etc.).
People say they want $2m to retire early, but I think even in today's economy $700k is probably sufficient. $400kish for a paid off house, $300k sitting in the market making 6% ($18k/yr). $1k/mo would enable you to survive, the extra chunk on top could get reinvested if you're frugal, or go to a slightly comfier lifestyle. But it depends on you as an individual with what kind of lifestyle you wish to have.i7-14700k

In the first example you have 2.185M from your stocks, and 153k in equity (600k - 447k). 2.338M overall
In the second example you have 1.466M from your stocks, and 600k in equity (600k - 0). 2.066M overall
Seems like you actually come out ahead on the first? The home would appreciate the same in either case so no point in adding it inBest lifts:

Yeah seems like in every one of these examples they have a glaring mistake in the calculation that's tricky to spot.....like not adding in the value of the house in one scenario lmao. Or more likely they are trolling and trying to bait you into an endless debate to waste your time

You're right! That's why I said to check my 2-3am numbers.
Regardless, as I followed up saying, that difference may be important to some whereas others may prefer any peace of mind they obtain from knowing their house is paid off/living expenses are reduced. Either way, if you're able to pay off a $600k mortgage in one lump sum and invest $4k/month or just invest $600k in one one lump sum while managing living expenses -- you are likely to end up in a good spot. And that's assuming people on average would have the disciple to not spend more knowing they have $600k invested and at their mercy...or spend more knowing they have $4k/month in "extra" income.

Something that might level it a bit
In the first example you have more stock appreciation, that’s subject to capital gains tax. Home appreciation is exempt to a limit and you can do an exchange when you sell and buy a new house. You’ll still come out ahead on the first example, but not as much as the example would show. Not a CPA or anything so someone correct me if I’m wrong on the cap gains stuff
(Edit: not sure why I even brought up home appreciation at all, it’s the same either way. I’m dum dum. But you do have cap gains on the stocks though that level it out a little)Best lifts:
