Is it too late to buy rental properties for monthly cash flow? How much capital is required to build up say $10,000 a month in cash flow?

10k/month? Literally a multi million dollar investment. You aren't qualifying for that.

$10k/month of free cashflow would probably require at least $2million invested in my area. Not mortgaged, around $2m of paid off properties

Big numbers when you consider how *easy* it is to make $120k+ per year through regular employment

First two moving out last year was by chance, they always paid rent on time it was great. That's how its been the whole time up until about 8 months ago

The two I got this year ended up being awful renters and broke as hell.

One of them still owes me $1100

Times are for sure much tougher financially for most now..
