Yes, you should. Tax sheltered options come first. Max 401k and Roth.

I'd recommend diversifying, in case one market crashes. Best to not put all of one's eggs in the same basket. Real estate is a stable investment that shouldn't be overlooked. It can also be a good source of income as rental property.

honestly though man, the thought of floods motivated me to make sure i bought a house in the hills and not in a valley with a flood hazard.

I live 1/2 mile downstream from a dam. But my house is on a hill 300 ft above the valley. If the dam ever breaks, I'll have a great (but safe) view of the flooding!
