About to make close to $50-$60k when I sell my house in the next year or so.

I might actually rent it for double my current mortgage.

Yep, terrible investment. I should have rented all this time instead of pissing money down the toilet and having equity.

    What was I thinking?

Poor investment if you're thinking the home you live in is that investment.

Buying rental properties is a different story though that passive income.

Anytime you are renting, you are indirectly paying for mortgage interest and real estate taxes, yet aren't benefiting from the tax deductions from them. So in that simple sense, owning is almost always more beneficial than renting.

It's the opposite of 2008 now. Market is good for buyers and banks are way stricter than they were before. I bought my first house before all that and it was just like - "just sign here and you're good to go". On the second house they were strict as can be and the process was way more involved. If you have decent credit - buy.

If you are renting, you are paying that anyway...just indirectly. All of that is built into your rental price. But if you own, that's all a huge tax deduction each year that isn't afforded to anyone who rents.

Interest is tax deductible too. We had close to $24,000 in deductions this year. Not exactly "null". And like I said, if you rent, those expenses are built into your rental price, but you don't get any of the deductions from it.

    just one of my portfolios

    and my december 2013 paystub

dont get mad at me just because i am 23 and i know how to manage my own finances at an early age, something many of you dolts didnt even grasp until it was too late.
does it upset you that i understand the concepts of compounding interest, have a 6 figure income, went to 2 years of tech school, and have the discipline to save my money and not blow it on stupid material chit while still being 23?
i have more liquid cash than some of you gross in a year, and i was able to make that in 6 month
im not going to bother explaining what i do i have done it several times already on the misc.

i really didn't think i was going to have to post a pay stub on this thread. but of course we always have butt hurt *******s who need a good wake up call.

have fun being owned by banks, because while your doing that ill be buying banks instead.
