srs question, what's your plan for 30 years from now when you're eventually too old to work? Will you have enough money to fund your retirement and still have a comparable standard of living? Usually costs double every 20 years or so, your rent could easily be over $5k by then, wages don't always keep up depending on your line of work.

A comparable home in my area rents for well over my combined mortgage/taxes/insurance costs.
I keep ~6 months in cash reserves.
I could sell my weekend car in a week or two for another 6 months in reserves.
I could sell my house in a month and clear six figures.
I'm union so if I get laid off I draw immediate unemployment and either sit on my ass or work side jobs for cash while my union rep finds me another job.

It's almost like I can leave my house at anytime as well and you or another renter will pay my mortgage for me.
What is quite popular in Australia among younger people trying to enter the housing market is buying a house in a cheaper area to enter the market then renting it out. They themselves rent where they want to live. Mortgage covered by renters whilst they themselves have the freedom to rent/move around as they please.
Mortgages aren't always as stressful as what they seem.

I don't worry about it at all. I plan on holding this house for a long time. 2.8% interest rate for the next 30. Had equity before refinance so I only pay $585 per month.
As of right now houses like mine in my area rent for about $1800-1900 per month. Even if I move and NEVER raise the rent I'll be pocketing $1265 per month. I can cash-flow an easy 1K per month after expenses while having a professional real estate management company deal with tenants/issues.
If I raise the rent by just 2% per year (which is very fair) in 30 years the house will be renting for 3300 per month. And at that time, it'll be paid for.
Not only can I get up and move at any time, without asking anyone for permission. But I can just call up a management company to handle everything else and I'll have 1K per month to float towards my next mortgage and/or rent.

Why would I worry? If anything goes wrong I can sell my place (hot area) and cash out with about a quarter mil in profit and over a half mill in equity.
Why wouldn't you want to put your money into appreciating assets? Especially in times like these when our appreciating assets keep us safer during hyper inflation.
Why would you want to give your money to someone else never to be seen again (rent) and not build equity (mortgage) that you can cash out on later?
