whoops, I thought you were talking about selling it and paying taxes on the profit
Property taxes are an annual battle in Texas, constant disputes
In 2019, I was able to remove a 100k increase by the county
Now with houses in my neighborhood going for 250k more than I paid, I won’t be able to dispute the increase in valueDallas Cowboys

Lol OP you need to find a new location if you want to be competitive in the tree fiddy range. Austin is past the up and coming stage and starting to compete with tech markets around the country. I didn’t even know any real estate market had any legit houses for less than $500k nowadays.

Builders are just cranking out spec houses right now, and won’t even deal with the hassle of getting under contract for a custom build.
With specs they can set the final price when complete at whatever they want. They also can use whatever cabinets / appliances / fixtures are available. Lots of builders got HAMMERED by material cost increases while being already under contract this past year and a half. Building specs protects them from cost increases and supply issues.
