Directing capital towards selling the same depreciating assets for increasingly large sums of money is a death sentence for the economy
However it is one of the few feasible means of generating an investment return that is not only immune to inflation, but in fact benefits from it

No I dont begrudge you it at all, if I lived in Aus I would be doing the exact same. Its just such bad news for Canada, New Zealand and the UK too right now I have no idea what they are thinking with this but its going to be a disaster long term.
Im a trust fun baby and we have offices in Hong Kong, family is into commodities and I have spent a ton of time in Aus over the years as a result. Im actually in Perth right now (love this place just such a pain to get here)
Aussies built the best country in the world for the middle class, and they have managed to undo it in less than 15 years with the property madness. I dont even think its a bubble, its a genuine shortage that has been created with phucked up immigration policies and all sorts of red tape around construction and development. I dont think the average American actually understands who good the Aussies have it, or used to have it.
Its not going to pop, its a full blown wealth transfer thats underway.

It's not as simple as either side of that argument makes it seem. Price theory is not a snappy quip.
However the rental shortage and increasing rents started before the interest rate rises. It started before immigration really ramped up after covid pause and then the immigration catch up from covid is absolutely smashing it (Simpsons "Stop he's already dead" meme). I don't understand the reasons but I have been watching both the home rental and sale markets quite closely for the last 5 years.

You guys are on the same track as Canada. The pajeets in Canada have been sharing rooms for a couple of years now. They have no problem with it because they are used to having fifteen people in a three bedroom house.
There's Indian landlords now who won't even accept singles or couples to rent a place because they know they can pack eight renters into a three bedroom house and make more money. And blatantly advertising space for women only because they want to be able to set up cameras and perv on them. It's disgusting.
