some people are just more risk adverse than others. they want the primary paid off, the rental paid off, the car paid off, the credit cards paid off, money in the market, a year of living expenses set aside. for these people there's almost no conceivable economic scenario where their way of life is in jeopardy...they sleep well at night. and for them, that has a value to it.

trying to fair as possible...say you put $600k in an index fund at 9% annual return or put $600k towards paying off the house and then $4k/month into the 9% index fund instead of making the monthly mortgage payment.
- $600k into the 9% return index fund is $2.185 million after 15 years and you owe $447,600 that's left on the mortgage. You're positive $1,737,000.
- $4k/month into the 9% index fund is $1,466,554 after 15 years + $600,000 (value to be different in both scenarios...likely worth more) because you own the home outright. You are positive $2,066,000.
Now it's late so someone can check those numbers if they want.
Option #2 allows the person to own their home so they have one less bill to fool with.

Running the numbers out of curiosity with a 3.5% mortgage rate @ 30 years on $600,000....$$2,700 payment.
$600,000 invested with a 9% annual return is $2,185,000. After 15 years this person owes $385,000 on their mortgage. They are positive $1.8M.
The person paying off the house with $600,000 will now invest $2,700 month with a 9% annual return. After 15 years that is $990,000. Plus they have the $600,000 home they own outright. They are positive $1,590,000.
Call it a $200,000 difference in favor of NOT paying the home off.
Not a HUGE difference in the grand scheme of things so the person choosing to pay their home with the $600k may favor that route if it gives them more peace of mind. Also, under some scenarios the difference could be even less depending on where the market is at year 15.

You always post these calculations that always require someone to just pull an indeterminate amount of money out of their ass to work. How does that work? Where did that $600k come from? You did the same thing yesterday with that thread about getting $50k at 18 or going to college.
When it comes your time to die, be not like those whose hearts are filled with the fear of death, so that when their time comes they weep and pray for a little more time to live their lives over again in a different way. Sing your death song and die like a hero going home.

If you pay attention, the entire discussion was about if someone that has a large sum of money -- should they pay of their home in something akin to Dave Ramsey thinking or should they continue paying their mortgage and simply invest the large sum of money. Where the money came from is completely irrelevant -- you're getting lost in the weeds.
