Unfortunately that "big crash" just happened in China, which is why they're all scrambling to park their money here in real estate more than ever. More than 1/4 of houses in OC are now being bought with 100% cash, with a large percentage of that being foreign buyers.
If you live in the Inland Empire, you're basically paying to live in a state like NV or AZ except with higher taxes, more traffic, and some of the worst air pollution in the US.

I had a wife once but she ran away with a gypsy. My heart was not ripped out but she did steal my cuckoo clock.

East bay is still ''affordable'' our place went from high 6's to high 7's since we bought it but with all the tech bros moving here the commute is starting to suck during tech-bro hours.
You have to be a whole different tax bracket to live in a house like mine on the peninsula or in the city (not that I would ever want to live in SF itself, fck that)

I moved to LB in 2007, so I can't comment on anything before that. North Long Beach is still ghetto, that will take a while to clean up, but south of 7th St is getting cleaned up. There are still pockets where the areas are not the best but you can see the gentrification moving north, away from the beach. House prices have really gone up, the cheapest houses are around $450k, and I'm talking 2 bedroom 1 bath with a lot of work needed.
