Their = possessive. Used when describing what belongs to someone else or a part of them.
Their house. Their dogs. Their eyes.
They’re = contraction of “they are.” Only use when “they are” would make sense.
They’re coming over tonight. They’re posting on a dying gay Indian bodybuilding forum.
There = used when the ones above aren’t applicable.
We are going there tonight. There is no Dana, only Zuul.

“Effect” is usually a noun referring to the result of something else, hence “cause and effect.” However, “effect” can be a verb that means to make something happen (e.g., “We effected the merger of the two corporations.”).
“Affect” is used as a verb when one thing is impacting another thing (e.g., “I didn’t mean for that to affect you”; “The company’s stock price was affected by the news.”). It can be a noun but means something totally different so would never really get confused.
“Principal” is usually a person or an amount of money.
“Principle” is generally an idea.
