Utilities are in our name and included in the rent, so they've had no electricity for two weeks now. Still owe 3 months rent as of today. Not returning calls.

I actually have a couple buddies in the same boat....it's ridiculous that we actually have squatters rights in this state...you have to take legal action ASAP...first thing I would do (if you haven't already) is serve them with an eviction notice. Unfortunately, even if you take the correct steps, it's going to take months before anything actually happens. Also, hope your tenants aren't on section 8...good luck chief.

Legal action takes time

Previously, in order to evict, you had to claim where they are living as your primary residence. Basically you have to pretend/fake, that you are moving into the house of the tenants you are trying to evict. It works if you only own a few properties, unless of course you have to evict tenants from multiple locations

I've done the same thing. Electric company just removes the meter. There are still 2 hot wires going to the meter box, and 2 dead wires going in the house to the breaker box. The tenants stand on a fiberglass ladder wearing leather gloves and use a metal object to make the 2 connections. Free electricity. The city removed the power line from the utility pole in the alley. I gave the tenants a phone number of someone new trying to do the same kind of rentals I do. They moved out. The other landlord got screwed over and never did my type of rental again.
Furnished rental houses in Coffeyvile Kansas for traveling worker. All bills paid. Full kitchens. Washer and dryer. Weekly rates. Crud oil refinery, fertilizer plant, renewable fuel and soybean plant contractors. Welders, fitters, boilermakers, electricians and inspectors.

I know someone who bought a foreclosure property at auction, they got a good deal. But all the light ficture, toilets/sinks were either stolen or smashed, the carpet was destroyed, upstair bathroom flooded, there was mold and mushrooms growing out of the walls, holes in the drywall in every room from people pulling out the copper piping and wiring. I guess the previous owner did a number on the house before the sheriff kicked them out

I'm kind of a noob when it comes to real estate, but it never seemed like a good investment to me like they always say, outside of flipping houses.
If you're gonna buy a house and rent it out, aren't you only making a few hundred dollars a month? Let's say the mortgage is 1,200/mo and you rent it out for 1,500-1,800/mo. So you make 300-600 a month BUT you have a huge outstanding loan with the bank, then you've got issues like maintenance or paying for a company to oversee your property AND then you gotta deal with crappy tenants. It just seems like all of that work is nowhere near worth the relatively small gains.
What am I missing here?

Lol @ just sitting back and collecting money. I think you don’t have a clue what you’re talking about.
Banks do not give out big mortgages without risk mitigation. In Canada if you get a mortgage based on rental income, the income is included only @ 50% occupancy to ensure you can handle things going sideways.
Go run a business, you’ll encounter problems with getting $$$ out of Clients too. Run a retail store and you’ll deal with theft, do work based on estimates and you risk missing things or Clients delaying invoice payment and all sorts of stuff.
There’s risk in all of it.
