Even if you own outright, most mortgagecucks still have to pay these items like property insurance, property tax, HOA, repairing home if damaged, etc.

A comparable home in my area rents for well over my combined mortgage/taxes/insurance costs.

I keep ~6 months in cash reserves.

I could sell my weekend car in a week or two for another 6 months in reserves.

I could sell my house in a month and clear six figures.

I'm union so if I get laid off I draw immediate unemployment and either sit on my ass or work side jobs for cash while my union rep finds me another job.

What is quite popular in Australia among younger people trying to enter the housing market is buying a house in a cheaper area to enter the market then renting it out. They themselves rent where they want to live. Mortgage covered by renters whilst they themselves have the freedom to rent/move around as they please.

Getting a house is cool and all, but yeah, then you get a $1900/mo mortgage and then its like, well now youre married to your job whether you like it or not. Lose your job and you might lose your house. So because you got the house it actually steals freedom from your life but you get the rewards of the house, garage, etc.

I would almost rather rent a dirt cheap place and pay the $700/mo continuously, worrying about none of the maintenance, lawn care, etc but real estate is basically the #1 way to make bank over the long haul so i chose to buy and will continue to do so.

I don't worry about it at all. I plan on holding this house for a long time. 2.8% interest rate for the next 30. Had equity before refinance so I only pay $585 per month.

As of right now houses like mine in my area rent for about $1800-1900 per month. Even if I move and NEVER raise the rent I'll be pocketing $1265 per month. I can cash-flow an easy 1K per month after expenses while having a professional real estate management company deal with tenants/issues.


If I raise the rent by just 2% per year (which is very fair) in 30 years the house will be renting for 3300 per month. And at that time, it'll be paid for.




Not only can I get up and move at any time, without asking anyone for permission. But I can just call up a management company to handle everything else and I'll have 1K per month to float towards my next mortgage and/or rent.

If I or my wife lose our job, the other can afford everything by themselves

We were approved for $670k, we bought a house for $220k in 2020....currently worth $277k and the neighborhood is only getting more expensive.

Couldn't you essentially walk away from your house and be where OP's at? Either way we're locked in at 2.75% for 30 years. We pay $1,000 additional so we'll be paid off in 15ish years.

No HOA fees and currently looking for a rental in a state we might possibly retire in.
