I do agree renting makes sense if you're not planning on settling in that area or you still want to move around.

You have a 30 year mortgage that you're stuck with and I bet you sweat bullets every day to keep performing at your job and stay wagecucking
srs question, what's your plan for 30 years from now when you're eventually too old to work? Will you have enough money to fund your retirement and still have a comparable standard of living? Usually costs double every 20 years or so, your rent could easily be over $5k by then, wages don't always keep up depending on your line of work.

You're looking at it the wrong way, taking on debt like a mortgage can be a great motivator to keep pushing in whatever work you do

About me specifically, I own a place that I have rented out.

I just don't live in it. I'd buy again but I will most likely rent it out too because I really like the flexibility of month-to-month and not sweating bullets to stay wagecucking if I had a 30 year mortgage hanging over my head.

A comparable home in my area rents for well over my combined mortgage/taxes/insurance costs.

I keep ~6 months in cash reserves.

I could sell my weekend car in a week or two for another 6 months in reserves.

I could sell my house in a month and clear six figures.

I'm union so if I get laid off I draw immediate unemployment and either sit on my ass or work side jobs for cash while my union rep finds me another job.

You're right OP, I am utterly drenched in fear sweat right now...

You have a 30 year mortgage that you're stuck with and I bet you sweat bullets every day to keep performing at your job and stay wagecucking
It's almost like I can leave my house at anytime as well and you or another renter will pay my mortgage for me.

What is quite popular in Australia among younger people trying to enter the housing market is buying a house in a cheaper area to enter the market then renting it out. They themselves rent where they want to live. Mortgage covered by renters whilst they themselves have the freedom to rent/move around as they please.

Mortgages aren't always as stressful as what they seem.

Lose your job and you might lose your house. So because you got the house it actually steals freedom from your life but you get the rewards of the house, garage, etc.

I would almost rather rent a dirt cheap place and pay the $700/mo continuously, worrying about none of the maintenance, lawn care, etc but real estate is basically the #1 way to make bank over the long haul so i chose to buy and will continue to do so.

I agree OP. All people should rent, its the best! Very stupid to buy.

Btw, if you need a place to rent let me know, i own some rental properties that are close to paid off now, would appreciate your help paying off the last payments.

The irony of broke bish OP calling mortagecels wagecucks. Bro you're the literal cuck. You're paying some Chad your hard earned to borrow his house. Meanwhile he's going on vacations and buying sports cars with your money. And at the end of it all what do you have? A packed suitcase and an envelope with HIS keys in it. He keeps the house, you get nothing after 10 years. Jfl

You're looking at it wrong. Pay for $1500/mo for 25 year mortgage and you own the home. Pay $1500/mo in rent for 25 years and own nothing. Think before you post.

I don't worry about it at all. I plan on holding this house for a long time. 2.8% interest rate for the next 30. Had equity before refinance so I only pay $585 per month.

As of right now houses like mine in my area rent for about $1800-1900 per month. Even if I move and NEVER raise the rent I'll be pocketing $1265 per month. I can cash-flow an easy 1K per month after expenses while having a professional real estate management company deal with tenants/issues.

If I raise the rent by just 2% per year (which is very fair) in 30 years the house will be renting for 3300 per month. And at that time, it'll be paid for.

Not only can I get up and move at any time, without asking anyone for permission. But I can just call up a management company to handle everything else and I'll have 1K per month to float towards my next mortgage and/or rent.

Why would I worry? If anything goes wrong I can sell my place (hot area) and cash out with about a quarter mil in profit and over a half mill in equity.

Why wouldn't you want to put your money into appreciating assets? Especially in times like these when our appreciating assets keep us safer during hyper inflation.

Why would you want to give your money to someone else never to be seen again (rent) and not build equity (mortgage) that you can cash out on later?

    Logic not even once

Couldn't you essentially walk away from your house and be where OP's at? Either way we're locked in at 2.75% for 30 years. We pay $1,000 additional so we'll be paid off in 15ish years.

No HOA fees and currently looking for a rental in a state we might possibly retire in.
