I rent but purposely live on month-to-month flexibility terms which means I can leave my place with one month notice at any time. I also have large emergency savings that'll last me years so I give zero fuks about my job and whether I lose it or not so I feel a lot of freedom. I have zero fear about going jobless as I have no mortgage payments hanging over my head and not stuck with it.
You have a 30 year mortgage that you're stuck with and I bet you sweat bullets every day to keep performing at your job and stay wagecucking

On my personal house I bought it in 2010 out of foreclosure for around 40 cents on the dollar of what its worth today. I could sell it and pockets hundreds of thousands of dollars. But I like it, and I am paying a mortgage on 2010 dollars lol. At 2.89%. Thats nice.
On my rental home, I bought it in 2004 and its almost paid off, and I up the rent on it every year but I'm paying a mortgage on 2004 dollars lol. Thats nice. I rent it for more than double what I pay the bank on the mortgage. I would use that extra money to pay it off faster, but then I don't get the joocy tax deductions. I could sell that one for over a hundred grand too.
Between the two houses its nice basically having 300 to 400 grand in the bank. If I lost my job and was in danger of bankruptcy I could short sell them both and still make 200 grand probably.
Just trying to answer your questions.

Do you feel better about throwing money in the garbage every month now?
Multiple houses in my neighborhood are currently renting for $2550+......my mortgage is $1100
Mortgage is currently paid 4 years ahead
If I or my wife lose our job, the other can afford everything by themselves
Years of mortgage/bills in savings/invested
We were approved for $670k, we bought a house for $220k in 2020....currently worth $277k and the neighborhood is only getting more expensive.
When you mature some, you'll realize that a mortgage is an asset. Even if we decide to move, we ain't selling this house.I'm naked

My mortgage payment is about 50% of what I'd pay for rent in the same area and my house has quadrupled in value since I bought it. Makes no sense to rent. I'd pay off my mortgage but my investments are, over the years, earning a chit load more than my mortgage at 2%. I mortgaged my house even though I could have paid in full to allow me to earn even more on other investments

Congrats at achieving financial freedom.....that proves nothing in the sense of Rent vs Mortgage.
You still have to pay to live somewhere no matter what.......you're just proving you're an idiot for flushing money down the drain instead of taking "all that money you have" and putting it into a piece of real estate. Go ahead and put 70% down on a house if you have so much money.....pay it off in 5 years and never have to worry about where you're going to live again.
What happens when demand spikes, your current landlord tells you to kick rocks and you cant find a place to live, not because you don't have money but because there are no places available? Guess what.....as long as I keep making my mortgage payments, nobody is coming to tell me I have to leave.I'm naked

I promise you I could rent out all my houses faster than you can find a new place to rent.
Oh and by the way I would cashflow on renting out the house by $1.5k/month
West coat HCOL city and I average just 2 weeks to find and place a tenant. Always more than 50 apps.
Nothing to brag about being on a month to month lease. Hope you enjoy moving at a moments notice. Odd you like to have a landlord being able to control your life.
Ouch

Answer:
My mortgage is $2300. In 30 years, it'll still be $2300. In 31 years, it'll be gone.
If your rent is $2300, in 30 years it'll be $10k. lol480s / 370b / 495d / 235 x 2 SOHP

I actually own a place too but I don't live in it. I have it rented out which seems to be the best of both worlds.
I really like the flexibility of month to month and not sweating bullets to try to keep a job.
I'd buy another place but I wouldn't live in it either and will continue renting as my primary residence.
