Lol if you think sellers would turn down someone with cash in their pockets, rather than someone who needs to go through the bullchit of a bank who could pull funding at any moment if something happens. Ive seen the highest offer be rejected, in favor a lower offer but all cash

    we went through a period like this back in 2012-2013 when I bought my place. I had made several offers on homes that were above asking and I was shut out for a bit by cash offers - some at asking some still over asking. People were getting offers constantly.

    I am actually starting to look again now. A friend of mine was telling us that there was a place half a block away from him that was going to go on the market soon. Never really did. Turns out the realtor stopped by in the morning, put the sign in the yard, and by the time he had gotten back to his office he had two messages from people that had drove by making blind offers that ended up being over asking - he hadn't even listed the property online yet.

    I've heard other stories of people in suburban neighborhoods having their neighbors put out feelers to friends looking to move there so they could line a buyer up without even having the house on the actual market.

    They are crazy times right now - I have some friends that do real estate investing/speculation and they do think there will be a market correction this summer.

    Bank approval = cash bro. Buyers have to get pre-approval before any realtor will give them the time of day. And the seller is getting paid regardless of where it comes from.

    Its lolzy brah. I dont think there will be a correction, theres nothing to correct. People want to buy houses, and theres just not enough to go around. It'll take time to build more. The only thing that can happen is rising rates to price even more people out.

    Pre approval doesnt mean s*it. If something goes wrong before closing, you arent getting your money. Why would a seller want to risk that if they dont have to?
