    Yes but if I am buying a house with a minimum down payment, and then I am reselling that house a year or so later for a profit, my ROI is based off what I actually put into it right, not the price of the house?

    Well it’s not just the money you put into it, you’re also assuming some level of risk for the loan amount, assuming you don’t live in a no-recourse state

    But yeah houses allow for very low LVR borrowing and no doubt tax advantages

    It does help me a lot. My mortgage payment stays the same, but the monthly rent I charge to wagecels and cubiclecels keeps climbing at a similar rate.

    And the lovely sleepy joe inflation that’s going to happen makes my mortgage a freebie anyway.

    Pay tax on gas and other items to work to make money.
    Pay income tax on that money
    Buy stocks/real estate etc and take all the risk
    Make money on said investment

    Yes, which is why it's important you do not over leverage yourself. Do not buy something you can afford. Also, do not sell if you are under water.

    Historically, prices will go back up over time.

    There is no way to predict the top. I have been hearing "This year is the top, we are due for a crash" for 5+ years now.

    As long as buying the house makes sense for you (You have a need for housing, you will stay in the area for 3-5 years or be able to rent it out if you move, you are buying something within your means) then the positives outweigh the negatives. Not for everyone, but for most.

    I'm feeling somewhat badly for a Canadian neighbor. He likes to buy and build homes. It's his way to keeping busy in some respects. Well, he over extended himself financially and needed to unload quickly one of his houses. He did so last year. He took a slight loss on the house he sold.

    This year, with the harsh COVID lock downs in Democrat run states in the north, here in open Florida the housing market is hot. Home prices keep going up. IF the Canadian neighbor could have waited a few more months he would have done very well, making good money, on the home he sold last year for a loss.
