Just found out a house I looked at went for 75k over asking which I already thought was high. Fawk that. I'd be curious when this insanity levels off or if we may even see a rare downturn in real estate prices soon. Tempted to hold off ;looking to buy altogether for the time being although it would be nice to sell my current home in this market.

Low inventory and lots of buyers = sellers market. If we wanted to move right now, we'd make a killing in our area. Houses are going 20-50k above asking right now and realtors are begging people to sell.

We’ve been outbid by anywhere from 30-100k(I’m laughing at the prices people will pay because eventually many will regret it). None of the houses we’ve looked at are worth what’s being asked/expected. I don’t like what these idiot panic buyers are doing to the market so we’ll probably wait to see what happens.

The problem is this may just be new market prices with only an increase from here. I mean I don't think we'll have the supply and demand issue forever, and I think things will level off but prices may never decrease. There are plenty of areas in the world where owning a home cost this much or more.
I am kicking myself because I passed on a few houses early on in Covid when all the real estate "experts" said the demand for homes outside of major metro areas is temporary and would die down, many even saying Covid would cause many to sell and we'd see a market surplus. If I could go back in time and buy any of those homes for the 20-50k over asking I would in a second because now comparable homes are selling 2-3x the value they were just prior to Covid where I am looking. It's insane, I am torn and don't know what to do TBH, we are dying to move, but paying these prices doesn't feel right and we'd be upgrading significantly so it's not like we'd make it back selling our current home. And wan;t to build? Construction materials prices are just as bad. FML, living in my starter home forever.
