    2. Your property value increases over time

    A lot of people confuse flipping with rental properties. Personally, I am not a fan of flipping because you really need to nail a lot of factors to make it work.

    Rentals are different because profit on the building itself isn't a major concern. Instead you just need the rent to be better than your target percentage of your total in price.

    There is a lot left out because a lot of it comes out in the wash. You have taxes and ongoing repair costs but on the other side you have huge tax shelters that you never have access to doing a 9 to 5.
    Eat in a deficit to lose weight.
    Hit your protein and fat minimums to stay healthy and keep your gainz.
    Lift heavy and do HIIT to look and feel awesome.
    Use the internet to learn why you should do these things and how to do these things.

    I am trying to point it out this his numbers are total fiction.

    A decent pre tax return over here is about 3-4% pa. Anyone claiming 1-2% PER MONTH is in a totally exceptional temporary market, or more likely bs ing

    That's not true. Was doing the math on some properties yesterday. It's like 6-8% on a new construction in north carolina. Too low for me.

    Its not worth engaging him. Endless complaining in any thread that touches $.

    Anyone that can't make between 1% and 2% per month is:

    Trying to rent in a area where the gap between renting and buying is too wide.
    Spending WAY too much on the property to begin with.
    Spending WAY too much on renovations.
    Charging way too little compared to fair market rates.
    Likely a combination of these factors.

    You are absolutely right about new construction BTW, wish I did that a few years ago but it is what it is. Renovating a disaster is the other way to make a killing. The only really bad investments are the ones where the property is basically ready to go. You are going to be paying what you should be selling for. Anyone that is making less than 1% per month is crazy not to sell.

    It’s possible on a very few deals. It’s not typical tho...

    One thing that makes a big difference is amortization schedule and % down. Don’t forget about that

    Maybe for UK but for an investment it’s too low in my opinion. 8% with strong cash cushion on a loan + appreciation is the lowest I’d go.

    There are some markets in the US where that might be possible in the US. EG i wouldn’t be surprised if in Detroit you can buy for 80k and then get section 8 or something to pay you 1200 a month. Of course higher return likely means higher risk.

    In most good markets in the US it’s really hard to achieve the so called 1 percent rule unless you’re willing to put in some work with the way prices are.
