States closing down, a lot of Americans are working paycheck and paycheck and in the service/retail industry. Plenty of people have been furloughed from the travel/airline industry as well

Let's see if property owners get property tax relief. Mortgage forbearance like rent is merely kicking the can down the line. Will be hard to screen tenants if so many have evictions on their records, landlords can request higher security deposits to offset. I know of at least two other landlords leaving units vacant because of the eviction moratorium, but inventory is still up especially in liberal sh!thole cities. Class action lawsuits are pending. The rich and those who can afford it are leaving cities and causing any homes under one million here to sell quickly, especially in safe white areas, but the net outflow may not be as dramatic as lower rents attract poorer tenants. Liberal cities QOL has suffered dramatically these past few months from the nightlife shutdown and riots and fireworks and rise in crime, and urban gentrified areas are losing their appeal.

Housing market will take a hit.
Rental properties will stay about the same or increase in value (every 70k year baller with a 500k house about to start renting).

I signed up for the forbearance offered by my house loan company. Realized how retarded it was and was scared to death of owing a lump sum of 4500 payment. Ended up paying a month ahead finally. The amount of calls I have gotten from them is insane, even after confirming with them multiple times I don't need it and I am current. I'm guessing its going to be a huge shiet hitting the fan moment at the end of August. Will be a great time to buy some cheap houses thats for sure.

most of these people will simply downgrade their housing situation, not go homeless. e.g. big house family moves into smaller home, single guy finds a roommate, young parents move in with grandpas, senior has to apply for social housing, etc. Of course the bottom will fall out and it will be ugly, but it's sensationalistic to claim most people who can't make their current rent won't find other arrangements.
