Eh, I have $200k saved up for a house, make roughly the same you do, and was looking at a $700k house. They brought up the concerns about making a mortage payment and what not and I pretty much told them I was going to live in the master bedroom and then rent out the rest of the house for a few years. Have the rent pay the mortgage, while throwing all of the money I could at it each month, and they changed their tune on it.

The bank would feel comfortable with you having at least someone else to help pay the mortgage like a wife, or by stating you will rent a room or two out. A low end crap house in my neighborhood goes for $400k, a nice house goes for $700k, and I big baller house goes for a $1M+

    Those numbers dont seem right.

    110k / yr
    50% down, so a 500k loan. 820 credit score.

Basically nobody in NYC, San francisco or honolulu would be able to buy a house if they said no to this every time. Theres places where 1 million dollars gets you a normal house or condo.

Just lol at anyone who thinks they “know the housing market.”

I have owned three properties and one I broke even on in 5 years and by broke even means I sold for same as I bought and took a bath on realtor fees. The second one in less than five years I made $100k after realtor fees. It’s all neighborhood dependent.

No one has a clue where housing is headed. Remember when they said interest rates would increase for the last 11 years? Did you check today’s rates?

No offense, but just LOL at anyone who thinks they “know.”

Most likely people in those locations have a house-hold income much higher then 110k per year. 100K per year in those locations is about the equivalent of making 40-45k per year in most of the rest of the country. It aint sh!t.

Owning a home is great and all but If I lived somewhere a basic home was 1M plus I'd just rent, save/invest as much as possible with my high income in that area. Then eject and go somewhere with a lower cost of living.

No idea why someone would want to live in a complete sh!thole in a city that costs that much.

LMAO a million dollar house? People's expectations are outrageous.

In my house we make quite a lot more yearly that what was stated in the OP. Not double, but not too far off.

Our house cost $420k and it's a beautiful house, about 3600 sq. ft.

Now cost of living is different in different places, but nowhere on Earth should a person making $100k be thinking about buying a million dollar house unless there are strange circumstance (like they have a 75% down payment).

I get that some areas are much more expensive than others but the opportunity cost of using that much of your income means that there will be a lot in life - now and forever - that you will not be able to do because of how much of your income is going to housing. Are you willing to make that sacrifice? $110k+ is good income and will open a lot of doors and an eventual pathway to financial security... but a $1mm house aint it unless you can find a way of offsetting the costs.

The $500k downpayment takes a lot of opportunity off the board as well.

Every dollar has a job. You're the boss.

75% down payment on a million dollar home should be SHOULD BE SHOULD BE invested. A 10% return equals $75k return per year.

Wouldn’t that be nice for a raise. Once that happens, wait a year, save 20% down and buy a $500k house. Or whatever suits you.

I wanna puke just thinking about property tax bill of a $1mm home with a $110k pay. Even worse if $110k is not take home and income taxes have to be taken out of it. Which will prolly leave $85k to $100k depending on OPs tax situation.

    Smh

I make $110k/yr (usually more with bonus but that can't be counted), $500k down, and 820 credit. Nope the bank says they still can't pre-approve me for that much.

Other people here are hording 1.5m to 2m dollar houses as if it was nothing to them
something doesnt add up here. you sure this is really what youre working with, not 50K/yr, 5K down and ~400 credit score?

Just LOL at $1 million dollar house with that poverty salary.

The maximum price you should be able to afford is a $300K house.

But why are you wanting a $1 million house? Strong priorities.

I find that odd - 100k salary plus 800+ credit would get you approved at most banks. PLUS the $500k down?

If true this explains why no one is buying anymore...it's impossible. You can't find a "nice" home in OC/LA for much less than a million.

OP you need to save and invest as much money as you can for as long as you can, then move to a lower cost of living area and buy a house (with the possibility of a salary decrease)

In the meantime rent a place with multiple roommates, don't ever go out, and drive a beater car like the wagies we all are

No, it wouldn't, it's right on the edge of most A lenders for debt to income ratio.

Not sure what you expect, you shouldn't even be buying anything over 300 to 400k tops. Doesn't matter where you live, you shouldn't be over extending your finances.

Me and the wife bought in Denver at 420k(360k mortgages)and make close to 200k combined and its comfortable finance wise and we wouldn't ever NEED anything more. I'd be happy here the rest of my life, less the liberal douchebags that are ruining the state.
