    I make 6 figures but still can't afford a 1 million dollar house

    A low end house goes for roughly 1 million dollars here.

    I make $110k/yr (usually more with bonus but that can't be counted), $500k down, and 820 credit. Nope the bank says they still can't pre-approve me for that much.

    Other people here are hording 1.5m to 2m dollar houses as if it was nothing to them

    Makes no sense to me. If my math is right at under 4% on a fixed rate with 50% down you should be around $2,600 and your take home should be around $6,500 before bonuses etc, so you should be well under 50% of take home pay. Its more than I would want to spend of my monthly income, but does not seem right that you would not qualify. Are you sure you aren't missing something?

    Texas. My house would be well over $750k in some states. Here in NC, it was around $200k 10 years ago. Property is outrageous in certain areas of the country.

    multiple factors in consideration when approving your mortgage other than income.

    Op could be young, which was my case when i bought my first ****ty townhouse at 23 yo.

    Op could be self employed, generally a big red flag for lenders.

    Op could have another property under his name


    Many reasons... but likely op is BS’ing us or he just went to a stupid bank. You can shop around or go with a b lender, getting a mortgage isnt hard.
