    How much will your property taxes or rent be going up in 2020?

    Fuking NYC increased the assessed value of my building by 7% and along with some other building maintenance cost increases I’ll be paying another $100/month in tax/HOA.

    Wouldn’t bother me in the slightest if NYC real estate truly was moving up at a good rate like 5-7% annually, but at best the market is fuking flat.

    When they go ahead and raise taxes in a flat/down housing market the city is just putting even more downward pressure on home values to make up for their budget shortfalls. Such a crooked fuking system.

    That’s the way it seems to me. My building made no capital improvements in 2019, NYC real estate market is no where near 7% growth. They pulled a number out of their ass and said pay us this much more now. Second year in a row now.

    Houses are worth only a fraction of the value of your property in expensive markets. Most of the value is land, as it's a limited resource. Only so many quarter acre plots within commuting distance of desirable cities.

    It really doesn't matter, I had a guy who worked for me who's house lost a ton of value. He was underwater on his mortgage and realized he wouldn't be able to move for a long time due to the negative equity he had in his house. He told me his only consolation was that his taxes would be going down because the assessed value would be going down. I laughed at him and told him his property taxes would never go down. He laughed at me and asked how that could happen if his house was worth 1/3 less than he bought it for. He got his tax bill and sure enough the assessed value went down significantly, then they changed the rate structure so that his property taxes stayed the same amount.

    Supply and demand. Most new builds are on the outskirts of towns or they're further away from where people work so more commuting. Houses that are close to key areas are always going to be in high demand. Would you rather pay less and commute an hour to work or pay more and live 10-15 minutes away?

    High demand and low supply = Higher prices even if nothing has been done to the house to improve it. Improving the house is called forced appreciation

    Some counties in NY have property taxes at 2.5% of the assessed value. They're essentially collecting the full value of every home every 40 years. It's theft, it goes to pay for chit that hardly benefits anyone paying, but I'm sure the bulk of it just gets wasted into their bureaucratic mess that benefits no one but themselves.

    Wow that's absolutely insane. I couldn't imagine paying that to live in NY. I like AZ because it's business friendly in general and low taxes

    Been going up ever since I bought my house 2.5yrs ago. However, I dispute my property taxes every single year and have won every single time. For example, the county assessed my home value at $420,000 this year. That is up from $365,000 last year. I disputed this saying a $55,000 increase in a year is completely ridiculous (despite my house appraising at $430,000 in April lol). They denied my dispute saying they're going to stick with the $420k. I disputed again and scheduled a hearing. I then got a call saying they'll reduce it to $370k. Guessing they just didn't want to deal with a hearing. I win again lol.

    I've got 23 rental properties in my town. The appraised value is what the county uses to determine the amount of tax. 3 of my properties went up more than 25% in appraised value in just one year. I'm appealing all those.

    A house next to one of mine went from $110k to $165k this year.

    CA caps at about 3%, but I am still paying close to 10k/yr. Police/fire, roads, highways, and schools are top notch in my area, not so much in others.
