Ye people have been saying this chit for the past few years. Doesnโ€™t even matter how true it is, by the time the market corrects 50%, youโ€™d still have more via holding.

Just assign an AA where you can comfortably absorb a 50% decline in equities, ideally with a cash/bonds position to rebalance to your AA on a fixed interval.

In this town a motel room with 2 beds is $400/week. I charge $600/week for my 3 bedroom houses. the cash flow is so large, that itโ€™s hard to find deals at this level
They are few and far between, at a basic transactional level, let alone the good deal Buffett is looking for

Providing you have 6 months living expenses in the bank and some type of emergency fund already established just go ahead and dump it all in Vanguard as soon as possible.

Why is this always the advice? Donโ€™t get me wrong I put any excess money in vanguard, but why?

Why not real estate? Your own business? We can not control the market no matter what.

Every time I put money in vanguard, i often wonder if this is the right move. 29, single, eh ok job. I have ~123k in vanguard. Looking back at it. I wish I had ~60k and used the rest for more real estate.

Already have 1 house now, but couldโ€™ve gotten another perhaps.

Nothing against Real Estate but the vast majority of people are retarded and wouldn't know how to do it properly. If you have the knowledge and have trusted people to deal with then I would say go right ahead.

Understood. I like to look at real estate as ones own business, and the market as supplemental. I donโ€™t plan on touching the taxable part of my portfolio for 10-25 years, the Roth IRA of course until I am of age.

Maybe it is a quarter life crisis. Iโ€™m actually in Milan now and saw a beautiful lambo yesterday, and would love to expedite getting to that level. The best way is by starting your own business!

Edit: saw you are from Brooklyn. My grandparents immigrated here in the 50s and bought a duplex in bensonhurst for about 25k there. Letโ€™s say my dad and uncle made out very well when they sold it a few years ago.

I'm sure they made quite a "decent" return. I grew up in Sheepshead Bay but lived in the Bensonhurst/Gravesend area for a few years as well. These 2 and 3 family homes are getting bought up for $2,000,000+ these days. Crazy market.

Edit: And I totally agree with what you said regarding your own business. The philosophy I was taught early on was to own a business and make as much cash as you can actively while living below your means so that you can have enough money to have a professional handle your investments and create income that comes in passively. I think it's important to know this stuff yourself well enough to not get screwed but it's
important to have someone managing it that literally dedicates their whole life to knowing and understanding this stuff even if it costs you a bit in terms of fees.

Yup a Chinese family bought it with cash haha.

But I agree with you! Perhaps I am just bored with indexing, then again that is the point. More motivation to work on myself, while the money works while I sleep.

To anyone reading this, donโ€™t fall behind. Let your money work for you

Yes exactly. My landlord at my last place was a super cool Chinese dude. Owned 6 multi-unit homes in Gravesend & Bensonhurst and still went to work every day as a civil engineer. Dude is rolling in cash.

I don't see a "buying property" thread on here, so I'm just going to ask this here..anyone thinking of buying property right now? I'm finally considering it, as my Vanguard has gone way up, and I have enough to buy a down payment now. Thinking of getting like a 2 bedroom and renting one out I live in norcal though, and the prices are so damn high, it just seems like it can't keep going up

Iโ€™m in norcal and sell real estate. If you feel youre ready then go for it. The sooner someone buys a home, the sooner in life itโ€™s paid off.

Is it a smarter move to put a down payment on a two family or multi unit home than to takes chances on the stock market? Looking to make residual income every month.

    Apples to oranges.

One is a business that you run and are responsible for.

    One is not.

In the end if done right, a business will always make more.

In the long run the real estate income can serve you very well. I vote for doing both.
