it was raining alot but last couple weeks have been mostly clear skies and sun.

other than that its been long hours at work and long hours in the gym.

That's a great summer except for long hours at work part that I could live without.

HVAC guy came to my house to look at my air conditioner today... the heat exchanger itself is leaking and the entire system needs to be replaced. I'm looking at ~10K to fix it.

Not only that, but my FCU is installed at the wrong angle causing it to not drain condensate properly, and this is causing a build up of acidic water within the unit itself which is a whole other can of worms. The heat exchanger coils within the FCU are probably corroded and that may need to be replaced as well. it might be ~20K to get everything fixed

yea, its certainly not the news i wanted to hear, but im not too surprised. residential contractors cut as many corners as possible trying to save money, and the homeowner ends up getting screwed.

but on the other hand, i see my situation as an investment into the value of my home. il have to take out a loan for it, but i can get it paid off within a few months. lets just hope nothing else breaks in the mean time.

replacing the roof is something i hope to not have to deal with any time soon. thats supposed to be upwards of ~15K as well
