yea, that album is classic, oldschool texas g funk. theres alot of great albums from back then that really didnt get the recognition they deserved, might have been because there was so much great rap being made then that some just got overlooked.
the internet has made it still available though. if it werent for that i would have never heard of 99% of the music i listen toMerica

IYO, how much should be invested in personal real estate? I see arguments to buy minimal housing and let excess capital work in the markets and some to say if you can buy a residence in a desirable area to go hard as the appreciation will beat the market. I'm torn and being in NY property taxes on a decent home will anywhere from 10-30k a year so that's hard to stomach.

If you weigh heavily towards a particular sector, or even worse a particular house in a particular location, you are hurting diversification and taking on more risk. Think about it like investing in an individual stock, vs a market index fund. Not clear if you're referring to buying rental property, a home, or REITs though.
I would not want my home equity to be >25%.
I will likely never invest in rental property, since it's a second job. If it isn't a second job, it's much simpler to passively invest in an REIT index fund.𝕮𝖍𝖆𝖘𝖊 𝖆 𝖈𝖍𝖊𝖈𝕶, 𝖓𝖊𝖛𝖊𝖗 𝖈𝖍𝖆𝖘𝖊 𝖆 𝖇𝖎𝖙𝖈𝖍
