bro what the fuk.Hate to burst your bubble but you're gonna need more than $20k. If we pretend a 1br condo is $450k, this is how the payment plan usually looks like for new development:
$5000 on day of signing
Balance of 5% in 30 days = $17500
5% in 90 days = $22500
5% in 180 days = $22500
5% in 360 days = $22500
Total: $90000
Not to mention things like closing costs, levies, finishes/upgrades, parking, locker.
Edit: I should add the price of those extra costs
Parking ranges from $30k to $80k for a parking spot in the garage (yeah, you read that right, for one spot and not even necessarily level A-B, could be E)
Locker ranges from $5k to $10k
Upgrades can be like $500 for a pot light installation or $1200 for a better sink or $XX for better appliance, it really ranges, your choice of tiles, flooring, etc.
Closing costs for 1br are usually capped at $7500 but each developer is different, but it's important to note that doesn't cap everything. There are a lot of stupid "taxes" and hidden fees. If you're buying a new construction condo, take your document to a lawyer and have them go through the Adjustments and negotiate the caps. Bolded because this is such an important takeaway imo.

I don't have much of a family. Dad was a lawyer and sole bread winner for our family after he passed everyone split up. Haven't lived with 'family' since 17. I rented a room from a relative I hardly knew once but that was for around a 1 year because it was cheap.

saw in Vancouver a genetic condo tower going up starting at 450K for a bachelor, not even talking about downtown I mean like 10 km away near an industrial area. Toronto is not much different.
people don't have to buy in either Vancouver or Toronto though... Calgary, Edmonton, Ottawa, Halifax are all very livable alternatives for a fraction of the price without needing to go get ****ed by taxes and the language police in Quebec.

Moved out when I was 24. Sold my house at age 28 and had to move back to my parents for 6 months while I relocated for work..... to be honest, it wasnt that bad lol. Saved up a lot of money and my parents are my bros.

Funny, you had no rational counter-argument to all the fiscal/mental benefits of living at home (because there are none) that I mentioned and instead attempted to Segway into sexual intercourse as your cheap defining-metric and logic-fulcrum for your response.
Let me break this down for you:
1.) Using sex (or the pursuit of it) as your logic-fulcrum for moving out prematurely is as beta is gets. Women will sense this within a minute of talking to you and will think your a weak loser. Toss in your crap apartment, debt, extra stress, and low future-potential and you will end up like all the other suckers out there.
2.) Women measure men by "future prospect" in pre-martial/family situations. Someone who lives at home, with money in the bank, an investment portfolio, a debt-free college education and a solid plan for their future... will ALWAYS dominate over a compulsive loser who jumped the gun, moved out, and paid for it dearly with debt, stress, and limited future prospect.
The moment you attempted to side-step and move the goal-posts of the conversation using sex as your logic-fulcrum for future decisions and choices, shows me you have zero ground to stand on and are more than likely rationalizing chit, impulsive choices, ironically, the very things you attempted to side step in my post.

So many of you have no concept of independence.
I know a police officer who's been living on his own since he was 17 years old, he joined the military at 17, and became a cop at 21. That's something to admire.

he's not i just said in my other posts these are the prices nowadays in big cities. 5 years ago i was checking out prices for condos pre-construction 1 bed room 400sq feet condos going for 360k. now that 1 br 400sq feet condo is selling for 700k.

I've been out a few times moving in with various friends and relationships. Moved out for 2 years from 17-18 with two fwb in this ghetto illegal mexican neighborhood and I basically became apart of a mexican gang even learning alot of their language, crazy times... Now after my last relationship ended I'm back home with mom and dad so I have less headache to concentrate on going back to school for programming (already have degree in mechatronics). It sucks to have to invite girls back to your parents house but as long you have a plan in action to get out ASAP .

I first moved out when I was 23, but then moved back home at 26 when I realised renting was for cucks. Didn't move out until I was 29 by which time I had saved enough to by my first house. I now make money by renting property to other people. So nothing wrong living with parents as long as you don't waste the money it saves you on stupid chit.

27 this month and my son and I both live with my parents. Had a place with his mom, we split, she kept the place then lost it. Was making 45k at last job, next year I’m looking at around 100, so hopefully my son and I will have our own home within a year. I’m going to do it right, and wait til I have enough saved for us to live comfortably. I’m not proud of it at all, but anyone who has parents who are there for you when you are down is truly blessed. Chins up brahs, were all gonna make it.

Been moving in and out of my mom's house since I was 18, done it multiple times, and it's more difficult to sustain yourself then people want to admit it. But will be moving out again later this year if not next year, and I don't think I've saved up enough money to be comfortable with the change, along with some other things that are going to make it difficult, but it'll be good to have some freedom again, so I'm somewhat looking forward to it.
