    Offer was accepted on a home today here in the DFW area in Texas. Market is crazy here. I felt we got lucky as it was the third house we put a offer in for. First had 7 offers in 24 hours. Second had multiple as well in 24 hours.

    Hoping the appraisal comes through on it as I'm afraid we went over. We'll see in the next few weeks. Been looking through the pages here and liking some of the projects.

    Hey Fellas,

    Been away from here for a while. A few projects i've completed lately :
    Ridge Roof vent over my house and garage
    Tore down old railings inside my garage that led down to my basement, replaced with a 2x6 wall that i plan on OSB'ing and mounting gladiator racks on to.
    Helped a buddy create a raised flower bed in his backyard.

    I'm wrapping up a new deck now. I stared back in April, and due to my work schedule, and this being the conference season for us, it's taken a while to get to this point. Right now I have a few small things to wrap up, including finishing up some siding work, pressure washing everything and staining the deck. But, as far as the construction goes, it's pretty much done.

    I would say I did 60% by myself, but some things, like lifting and setting the joists I obviously had to have friends help on. Being the 2nd story, those 2x10's were a bitch, even with three guys.

    This is what we started with:



    It was original to the house, and 2/3 footings had about a coffee can size footing, which was causing the whole thing to sink.

    You must have ninja rabbits! We have rabbits, shrews, moles, etc come into our yard all the time from a field behind us, and nothing has eaten any of our produce in the raised beds. I put chicken wire on the bottom so nothing could tunnel in, otherwise we don't have any fencing protecting them.

    Thanks, first time I've done a deck that isn't ground level, so it was interesting. For the lumber, just your standard Home Depot pressure treated. 2x10's for the framing and actually went with 2x6 for the floor boards. It was a little more than the standard 5/4 board, but it looks so much better, IMO.

    I used HD pressure treated decking on mine and it's a lot darker. My stuff bends and twists so bad. I think if I were to do it again I'd use regular pine and stain it. When I re-do my railing I'll post some pics of how bad the boards are and it's only a few years old.

    Either way, always buy wood that is dry. If it's heavy, it's wet, and there's a good chance it will twist. Easier said than done, tho. My weekend is only two days long!

    I don't think they sell dry treated lumber. It always seems to be covered in the stuff. Maybe I'll win the lottery and I'll do it all in synthetic.

    I would say 50% of this stuff was soaked. Lifting the floor joists it was amazing the weight difference in wet wood versus the dry. Some of the really bad boards I put some extra deck screws in, and clamped them down for ~week. That seemed to help some, but only time will tell.

    We just had HD deliver the wood. According to my wife, it was about 1/2 of an 18 wheeler. No way I would want to pick that out by and hand haul it home myself, like you, I've only got two days a week to really go at it...haha

    I had that same thought too, but the price difference was outrageous. I think this was just under $4,000 in materials, so not too bad.

    Yes sir, I appreciate it. Took forever but I'm glad we did it.

    Next on the list is ripping out the double windows (master bedroom) and installing a set of french doors.
