Squat mobility ?

Hey guys! Recently my lower back and my IT bands feel super thight after squatting and there is some dull pain. I tried doing some stretches 2-3 times per day but it doesn't go away. Could you give me some specific stretches that will improve my ankle and hip mobility? Thank you!

Should bar touch chest on bench or just slightly above the chest?

Do lat pulldowns have to touch your chest?

I am able to pull with 70 lbs atm but I can only pull a few inches below my chin. I heard that it is best to let the bar touch your chest, yet pulling below my chin is enough to feel a stretch in my lats. Is this sufficient enough?
