Fixed vs adjustable rate mortgage

Why would i chose an AR Mortgage over a fixed rate mortgage? If i buy a 300k rental with 50k downpayment and 1,500 mortgage payment for 30 years, inflation will drive the value of my mortgage payment down while rent goes up Doesnt make sense, what am I missing

How long did it take for you to have your first 100k, 250, 500k, 1m?

I'm 22 and have 39k saved up, my initial goal was to have at least $100k before I'm 25 and out of the Army but I'm far ahead of schedule. Were your gains exponential? By how much? Ideally, I'd like to have $1m before I'm 30. When you hit certain check points, did you diversify or anything?
