I don't know what it's like in the US, but in Canada you literally can't afford a home as a single person anymore. Average house price is over 700k, and that means in order to qualify you have to make in the top 2% of all incomes in Canada.

So guys rotting in their parents basements making 75k a year definitely can't. Even two people with what used to be a middle level income can't.

How are any homes being sold then? Surely there arent enough people with that kind of cash to keep the market healthy.

When the market in an area increases in value, the people who already owned homes there can just move sideways

IE you bought a house originally for $500k and now it’s worth $2m, you can sell the $2m home and move into another $2m home and still carry the original mortgage or a $2.3m home and add just a bit to the original mortgage.

This how you end up with the house hunter shows in Vancouver and Toronto where people are shopping for a $3m house while working as a part-time hamster trainer — they couldn’t afford a $3m mortgage based on income, but they can move sideways when their original house has exploded in value.
