Used to live in NYC. Moved out during COVID. Been trying to buy a home in NJ/Westchester, but losing bids to all cash buyers and idiots who overbid 400k on chitty homes (see older thread: https://forum.bodybuilding.com/showt...hp?t=183207293)
Anyways, the last straw was I was planning on looking at this nice small home under my budget in Chatham NJ for 875k (https://www.redfin.com/NJ/Chatham/78.../home/37135096). 10/10 schools, preppy town full of LAX chads. Basically what I am looking for.
Ad listed yesterday morning. Tried to schedule a showing after work yesterday and was told its ALREADY UNDER CONTRACT (literally like 4 hours after its available). Do people not have jobs? My realtor told me someone saw the ad and literally just offered a ridiculous high price sight unseen waiving contingencies.
Thinking maybe I should just rentcell in Manhattan for a year as its feels way more degrading to rent in the suburbs vs NYC. Plus no chitty commute. I think another year of Biden and high rates may crush the market more.
Currently make 275k base and about 250k ish bonus (which may be like zero depending on how bad the market is this year). Basically I can't budget my monthly expenses like im making 500k plus.
Should I keep trying to buy crappy 3 bedroom homes in NJ for 1.2 million or go rent mode in manhattan? How much rent could I afford without being a complete idiot? (7 to 8k?). 3 bedrooms in manhattan are NOT CHEAP.

Hard if you need sponsorship now. I always think it's hilarious when white Canadians need h1b sponsorship to work here (except for the hockey talk and slight accent there is almost no difference to most Americans).
Thinks should be easier if you wait a bit and can show them you can sell/close here

The answer is either stay where you are until the housing market cools/crashes or rent in Manhattan for 5-7k a month and you will have no commute which will pay for itself. If you are making 275k base and living in NYC, then your approximate take home is 7-8k every 2 weeks depending on deductions/401k, etc. So if you are renting in NYC, goodnight sweet prince to an entire paycheck each month.

I dont think its the GOAT. theres a cool vibe to many areas and always something to do, but there is tons of trash/run down areas (right next to the supposed elite areas) which makes it sort of embarrassing. the roads and infrastructure is trash (subway is completely embarrassing, the bridges and tunnels blow, FDR drive is a freakshow), the airports except for the new LGA are also pretty bad and you encounter some of the worst people there. like just taking an uber from LGA or JFK to manhattan and on the ride there you pass some of the most depressing crappy looking areas of the country (old buildings, billboards, trash on the road).
new yorkers claim this gives the city a gritty character, I just think its embarrassing.
for east coast, I think DC is way cleaner and nicer, but the city has a strange vibe (very transient, annoying people)
personally, the northern san diego area is the GOAT (la jolla etc) along with parts of orange county. beautiful people, pristine roads, homes, dowtown centers, great weather, airport is nice...doesnt get any better.

Do you work in NYC? Curious, what's your occupation? Anyways, you could live in Hoboken, NJ which is an easy commute to NYC, has a good night life and you don't pay city income tax. As far as buying vs renting, you will have to run the numbers. Typically in NYC renting is cheaper.

I spend 50-60 hours a week in midtown manhattan and absolutely would not live there unless I was paid to do so or had enough money for like a luxury penthouse. Manhattan is a fuking chithole. It is great for banging girls for sure, I have banged over 200 in the last 5 years barely even trying.
However, the food is overrated, streets smell, rats running around at night, literally cockroaches running around the sidewalks in the summer, homeless folks all over the place even in the "nice" parts of town and it is not safe anywhere. I always carry knife and pepper spray and have applied for carry permit. Once you get over banging chicks, it literally offers NOTHING. Would trade banging chicks for a nice colonial in the suburbs every single time.**Eat lots and lots of birds. The smaller the bird, the more compact its protein content. And Chatham is a money pit even if you're bringing in $500k a year it's gonna drain u. I think u need to stop worrying about school districts and get a nice house in like fuking Rutherford or Hackensack. It's not like manhattan schools are any good, so not sure your thought process there.

Quality of life there sucks. I work 9-6 then go out for a couple hours if I want, meet a girl from app or bar and go ****, then go home. Quiet suburbs to sleep and recover and actually enjoy peace and quiet. NYC is just a noisy, smelly dump good for hedonic treadmill and nothing more. You literally see folks still walking around in masks in midtown, next to passed out bums and cockroaches coming out of the sewers. It's like a circle of hell imo with some pleasures here and there.
