This is just one of hundreds of examples. Not even the best example. Brand new homes for 400k and dirt cheap property taxes.
That close to ocean. Great climate. Decent schools. What's the catch?

Myrtle Beach doesn't seem to have much of an economy outside of tourism. Full of young seasonal employees for half of the year, very subdued and empty most of the rest of the year. Lots of retirees. Similar with the Outer Banks and other coastal areas of NC. Hell, that house was probably 200K pre pandemic. If work from home sticks around for the long term then places like Myrtle Beach will thrive, but that's a big IF.

01-09-2023, 01:18 PM #7Overbuilding-there are tons of houses/condos etc in Myrtle Beach, most are very similar to each other. There’s not a good enough job market to sustain true growth of year-round residents, so basically the people buying there are retirees who are not annual residents, thus they don’t stimulate the economy enough to trigger real growth, and you can see how this leads to prices for real estate not being that great.
I lived there 2 years as a “Working person” and trust me, Myrtle Beach will never be a Charleston-type place. Just not happening. We had to sell our house for much less than expected due to the glut of existing homes and unnecessary new construction.[size=350]I am Gen X Fukers![/size]

For me the weather and the golf is the selling point.
I'm self employed, and my wife is an NP with her medical group recently purchasing a couple hospitals down there. So I think we could make the economy work.
Any thoughts on Wilmington nc?

Many areas do flood with heavy rains and hurricanes. My dad had a condo there that flooded many years ago. I would look into that carefully if considering a purchase. [Myrtle area]
There is A LOT of golfing there...so that's a big attraction. You would imo have to assume the risk that at some point in 20-30 years your place could flood or be severely impacted by a hurricane though.Last edited by GreatOldOne; 01-09-2023 at 01:53 PM.

Construction is off the hook. A lot of people from the rust belt retire there. It's like a poverty version of South Florida but without as many Haitians/Cubans.
Honestly once I get my pension I can't see ever coming north of Tampa Bay.
Myrtle is in a nice location, short winter. And not so isolated like SoFlo. You can drive 3-4 hrs and be in the mountains if you want some snow. I lived in Fayettenam for 4 years so spent a lot of weekends at Myrtle and the OBX.Motorcycle crew

Wilmington has pretty terrible commuter time traffic and on weekends in the summer, but not bad otherwise. I'm not sure what real estate is going for in their downtown area near Market Street but I'd highly recommend that area. I know several people who live in Wilmington and love it. Still small enough that I randomly ran into people who had moved there from a few hours west while I was hanging out at some bars. While the whole area gets full of weekend visitors for half of the year it's definitely more of a livable place than Myrtle Beach. It actually feels like a small city, while Myrtle Beach just feels like a tourist trap. I've always been surprised Wilmington hasn't gotten a lot bigger than it is.Light weight! Light weight baby!!!!

Schools are definitely my wife's biggest concern.
I however think kids who only learn at school are doomed to be dumb. Especially with the direction schools have gone these last few years and the sophistication of online learning programs.
I believe socialization is very important, but I'm not totally opposed to homeschooling to keep my kids from indoctrination.Ol' 71st street. The devil that birthed me.
