Loving this progress thread brah. House is looking thick solid tight.
I'm jelly, My GF and I just got a house, unfortunately its basically already done up.
We really wanted something to renovate and could make $$$ on, but the bank wouldn't lend for anything that needed work.
Keen to see how the tiles turn out!Free Misc Calorie Tracker (Windows only): http://caloriewizard.net84.net/

Been pretty busy lately, kinda all over the place with current projects.
Picked up a bedroom set from a consignment shop, and moved in to the master bedroom now. Had to buy a new king mattress/boxspring as well. New ceiling fan installed as well.
Dad got the sprinkler pump installed! We were crossing our fingers that the well would perform ok. It did, and we had to map out all the existing sprinkler heads.
Moved over the existing head for better coverage,
Here's a little trick for sprinkler heads, connect a small flexible PVC hose to the head, and then in to the regular PVC pipe. This way, if the head gets kicked/ran over with car or lawnmower, there is some give and the head and/or pipe below won't crack.
I really shouldn't be starting to decorate at all yet, but these candle sticks were on clearance.

Pic of all the A/C equipment
Took apart one of the air handlers so that we could move it in to the attic easier. Now we have to put it back together...
Re-framed the ceiling where the new return plenum box is, now it sits flush.
Back to the living room to work on this hardwood glue. What a pain in the ass!
Ready for tile! Hopefully start this afternoon or this week. Still have to put another coat of paint on the walls.

At first I thought it was a bit overpaid knowing the amount of work it needs. Pretty sure it could have been bought at 100k. Upper part of Florida house market is almost identical to GA. But is alot cheaper in GA.
I still wouldn't live in Florida because of that hell hot weather. Most folks living on the lower part of Florida keep their AC on 24/7 365. Correct me if I'm wrong but now folks in Jacksonville get some snow and cold temperatures during winter time. So I don't think the weather is that bad in the upper Florida.
I would personally go with marble floor for the kitchen, dining area and living room. It keeps the room alot cooler and easy to clean.
IN Congrats OP, knowing you 26 and I'm 23 going to continue living with my parents until i can buy my own house soon . My rent is 400 for a master bedroom which was made in the basement for me. Lol

There is a huge difference between Marietta and Calhoun. You will get a much nicer house for the same amount of money way out in Calhoun than you will in Marietta. If the price is cheap in Marietta, I can guarantee it's in a bad area(and there are lots of bad areas there).

Wot? Notsherrifsrs lol
I understand we talking about 3K square footage. At the end of the day there is a house already built upon it. By looking at the pics I can bet it will get more than 60K in investment to fix it and flip it. In this economy cash is king and not everyone has over 100k in cash laying around lol.
Mad respect to your dad for his knowledge, but one may know how to get the job done but knowing the business side is what counts. Knowing how to manage money around is more important.Son of Zeus, brother of Hercules, and father of aesthetics

Started on the dining room floor now,
Originally, I was going to leave this slate..but after reading about the effort it would take to clean it, I thought it would be just as easy to pry it up. My dad and neighbor also had pretty strong opinions on getting rid of it (for aesthetic reasons). I just popped a few off with the pry bar and hammer. My new chisel for the rotary hammer will be here tomorrow. Back to living in dust land.
