I'm normally not a fan of closed-end funds for dividends. Here's why: the earnings must be paid back in the form of dividends...there is no new investment. There are decent REIT's out there for divs, but without stability in the interest rates, those are a little scary. EPR looks decent if you're after a dividend. I'd just make sure you have a reasonable stop in place.

*edit* just to elaborate on closed-end funds a little further:
When you have a closed-end fund, you are basically running an ETF that can't generate additional capital. Think maybe like a mutual fund. So, they maintain investors by paying out their income in the form of dividends. The value of the underlying can really only go down. If there is no income, that dividend comes from NAV and your share price is lower. There are instances where they're a decent holding, but those are mainly for commodities where you're expecting a rise in the commodity market to begin with.

Would have been pretty sweet getting 6% a month but I was too busy trying to buy puts on something just like this.

I switch it up, I don't have a set schedule. I'll go as early as 530 am somedays and as late at 11-1130 if I have to. You do whatever it takes.

...as was I a few years ago when I had the bright idea to make some easy money by purchasing a put on a closed-end fund that was about to pay a dividend. I believe it was PDLI (not positive), and at the time it was like $7.00/share. I bought the $7 puts and figured I'd cash in once the $.50 dividend got paid and everyone jumped out. I found myself the owner of $6.50 put contracts

I've actually become a fan of the midday workouts. Get to campus early, get a few hours of work done, take a break and go to the gym for ~1 hr, go back to the library and plug at it till the end of the day, go home and eat the biggest dinner of life lol.

I'm lucky enough to be pretty stable financially from other sources of income, the job is mostly because I hate sitting on my ass all day and couldn't stand not working.

Plus extra $ never hurt, just extra insurance at the off chance something occurs.
