100k a year salary. How much should your house be worth?

IMO a 500k house is about right.

    Expenses are manageable

    Property taxes are about $10k/yr.

    Big enough to live comfortably.

I'll gross about 100K this year. I rent a $680/month 1-bedroom now but am eventually looking to buy something valued at 100-150K in cash.

I'm in no hurry to sign my life away to a bank in the form of a mortgage if I can help it. The main reason the economy is the way it is now is the unfortunately standard practice of people taking on huge amounts of debt they can't manage and can never hope to pay back.

lol such failures in this thread. this is why you all are broke.

your house should cost 1/2 of the amount of money you currently have at your grasp.

want a $500,000 house? wait till you have $1,000,000 in the bank. i smh at people who don't take care of their money, and stay living the rest of their lives with only 10-20k in the bank for the rest of their lives.

Depends on location. Honestly, in the south (or atleast the areas I live in in Texas), you can get a killer house for a good sized family max of 400k. For a bachelor? THats like god-house mode.

Not sure if america is completely different to Australia or what... Because a 500k house here is poverty, you're probably going to get raped by maoris in your sleep because you live in such an awful area tier.

You can't simplify a decision like that. It depends on many things. How much you have saved up, job security, spouse's income, etc.

Yes location is everything. Live in modest home (cheapest on the block by far -score! And bought near bottom). The home was about 1.5x my salary at the time. I gross more than the mortgage now...and I STILL feel like its a big chunk every month after taxes etc (I pay an extra 1k a month to pay house off faster now - 30 yr should be paid off in 11 years).

It's like that in some places in the US, mainly major cities such as NY, Boston, or LA etc. But this is what 200K will buy around Houston:

Personally I'd think it would depend on the mortgage you get. If I could theoretically borrow something for a house at .05% fixed rate (impossible I know, but this is just a hypothetical question), I'd push the margins on what I could borrow and significantly adjust that as the rate goes up.

I'll also have to take the stability of my job/income into account, and what lifestyle I would want. The range on the house varies widely for me so yeah this post isn't going to help and I'll just end it here.

Is that really Houston? I read an article in the Atlantic or something that certain cities in Texas weren't affected by the housing downturn and some cities (might be Austin, not sure if they said Houston) are currently rising to compete with Boston/LA for prices.

That's actually Rosenberg, a suburb SW of Houston. I used to live in that town when I worked in Houston full time.

Banking regulations here stipulate your Total debt servicing (TDS) should be no more than 39% with a 25yr amortization.

All monthly debts, including mortgage, credit cards and car loans and housing costs need to be less than 40% of your gross.

LOL at brahs in this thread

    1) why the phcuk would you rent, that is like you are throwing your money away.
    2) in vancouver your house would be so ****ty if you buy one for 200-300k.
if you house is double you salary that is just stupid. people live in houses that are worth 2 mil , their yearly salary isn't 1 mil its like 250k.

They don't -- don't go double your annual income.

    My first house was 60K.

Those people in scenario 2 live up to their eyeballs in debt and probably spend a majority of their income each month just on housing. Not a good way to live IMO.
