so you guys think 4 power racks and 2 sets of 1-50 dumbells and one set of 50-100 would be fine? I didnt think that would be enough but if it is I can easily do it.

LA Fitness
- 3 flat, 2 incline and 1 decline bench.
- Dumbbells: 3 sets up to 35 or 40, then 2 sets up to 95 I think, then 1 set for 100-125.
And don't think the average person would use some of the stuff listed (kegs, tire/sledge, sleds etc) assuming you are advertising to everyone... and would never share gloves if provided, brb drenched in ppl's sweat and sh!t.

Absolutely. 4 power racks is more than I could hope for. You'll be fine with that setup for a while. If you need more down the road, you'll hopefully have enough people signed up to be able to afford the extra equipment.

so lets say I have everything listed in my first post and still have 2 grand left for equipment , ideas?

Well your not far off, I am only in Florida lol , so exact opposite .
I will check into that stuff , compeittion bench I like, I can have monthly bench competitions with the winner getting like 3 months free membership and I make a little off entries? Theres lots of local high schools and it would draw crowds maybe?

but that gym is looking pretty joocy, but then again I only powerlift and do compounds so all I really need is a power rack and a benchCurrent PRs

If you're gonna do the "miscers for free" promotion thing, you're gonna have to check for yourself first if the guy is indeed a miscer, as in checking out their account personally and evaluating if they're miscers for real or if they just made the account to get free membership. Maybe pre-2012 users only?
Apart from that I'd say that if you expect miscers to join the gym, you need a Zyzz poster. Maybe some of the miscers like him, but a lot sure do. He's practically an icon in here, even if many members dislike him. Oh and this is personal but I'd put a Layne Norton poster there too, to encourage natty lifters.
I'm not sure if the erase board is a good thing, a lot of people just go there to work out and don't care much about joining clubs or having the best lifts. It would be good since it would motivate the ones that are near the top to train even harder, but at the same time it would discourage many newbies.
About your questions, my gym is pretty small so I'm not sure if it counts, but there's only one bench, one power rack (actually just a squat rack), and only one set of dumbbells. And we do just fine. In fact out of the 6 gyms around my area this is the only one with a power rack, so I'd say that with that you have more than enough for now. They have a whole lot of dumb ass machines though.

Financially it's a bad move to exclude the noobs, that's where you make the money.
At the gym I work at, 60% of the paying members haven't attended in the past month and close to 80% in the past week. They are supporting the entire business while taking up no space, no staff time and causing no damage. If all the paying members actually attended at least once a week, we couldn't sign up any more memberships, people would leave because of insufficient equipment/too crowded, more costs for damage, more costs for staff etc.
That's the problem with a proper gym with no noobs, the majority of your members will actually turn up, perhaps even 5 days a week and you cut yourself out of the lucrative part of owning a gym... people paying and not actually going.
Just my 2 cents.

Also I forgot to ask, what target demographic are you aiming for? This is something you should have in mind while you design the gym. I'll give you the most obvious example I can think of: Planet Fitness obviously aims for the casual skinnyfat ****s. And they do very well at this because that's what they designed the gym for: no big lifts, no deadlifting, no dropping weights, etc. If you want huge guys to join your gym, you should have huge lifts, and other things that attract them. Making a gym "for everyone" isn't gonna work because there's no incentive for people to go to your gym, unless you have something that other gyms don't offer (such as price or location). Therefore, if you're gonna put 4 power racks and lifting competitions, it doesn't make much sense to worry about the lightweight lifts, since not many people will be lifting them. And so on.
Keep in mind this is just my opinion though and I may be wrong about many things.

how much are those cable cross machines attached to the lat pull downs and horizontal/vertical pulley and pull up grips?
i'm guessing a lot but you can do so much stuff on it.

Tricep/lat pull down machines?
Few Tvs possibly across the walls?
Delt machine/rhomboid machines?
Treadmills?
On leg days I crave a stair climber machine at the end, I'm not in a gym currently but I see the one at 24 all the time and I know it would be the best burn ever at the end of a workout
