In addition, 50 years from now it could have water in the front door, and who knows how stable the foundation/building is for earthquakes/tsunamis. Also always the chance a drunk seamen busts into your island at night with a billion gallon tanker. If I lived in that area and had a spare 50k-100k, I'd probably do it. But don't think you'll get anything done there with less than 50k.
