Financial Freedom
Debt is the #1 cause of divorce. It adds stress to any situation not to mention the diseases that develop as a result. I am debt free and have taught my kids the importance of staying that way. I have a daughter and son-in-law in college and a son getting ready to start. Hopefully they will heed my words and continue on the debt free path. Can you imagine what you could do if you had no payments? Are you debt free or working towards getting there? Or are you thinking "I will always have a car payment so I might as well drive what I want?"

No bull**** here. I think that if you can't substantially own most of the car that you drive (with the down payment) then you can't afford it. People are ****ing retards driving a car that they will pay off in like 10 years lulz
I'm going into my 3rd year in college. Zero debt. 4gs in stocks. 1.5gs in money market funds. I'm doing alright but it sucks working so much during school.

Leave the partying in the high school days. What you're living now is called life and you are doing a fine job sounds like.

Repped. good info man, I agree. I'm in the military right now so I have a stable source of income so I'm going to get back into investing and make it a habit of always saving money and trying to make my money grow, rather than throwing it away on useless crap I don't need.

I've got my mortgage, that's it. I live below my means, bank a lot of cash, and invest. My wife and I are looking into purchasing a condo as an invesment property. I want to get started in real estate investing on the side.

I guess now would be the time to invest in something like that if you have some extra DI. Who knows, you own a few condos, houses, or properties and we hit a boom within the next few years, you're living big willy style. Of course you can fail and lose money, but thats part of the game, right?

Exactly. There is risk in any investment. I'm willing to take the risk. Have enough money for a large down payment, which should mean positive cash flow. It could blow up in my face, but...

lol tell me about it! I see so many people from all over and it baffles my mind how people manage their money.
Me: "Ok, so do you have any money saved up for retirement, or if anything happens to you, will your family have enough?"
Them: "Nah, not really, I'm thinking about buying this 120k boat though."
Me: "But you only have $2000 liquid, and nothing in savings besides your 401k money (only 20k)."
Them: "Yeah, and...?"
Me: *facepalm
